RATES - Interest rates play a critical role in how much home you can afford. Interest rates are incredibly low now, and there's not much room for them to go any lower. It's certain, that these rates will go up. We just don't know when. REDUCED HOME PRICES - For the month of May 2009, the median sales price for a single family home was $550,000.00. Compare that to the recent peak of $685,000.00 in June of 2007 - that's almost 20% lower! The story for condominiums is similar. There are incredible properties on the market at bargain prices. THERE'S A REASON TO MOVE - Maybe your family is growing or the kids are leaving home. Changes in your life are perhaps the most important reason to own a new home. Homes have historically been a very attractive long term investment that you get to enjoy every day. For Oahu overall, we saw a 9.5% decrease in the median sales price of single family homes sold in May, year to date: $570,000 vs $630,000 in 2008. The number of sales dropped 27.8% vs the same period in 2008. The median number of days on the market in May was 49 for single family homes and 52 for condo's. Many homes that are priced well are receiving multiple offers and selling extremely quickly!

Spring is here! The days are getting longer and a little warmer. The humpback whates have left our islands for their journey north and just as the basketball season wraps up, baseball season begins. Spring also brings new activity in the local real estate market. Buyers & Sellers who plan to move in the summer start to take action in the spring. An increased number of homes come on the market and buyers come out in larger numbers looking for the home they'd like to move into during the summer. If you're planning a move, you might want to "spring" into action very soon! A seller may benefit by getting their home ready and on the market to beat the rush of new listings. If you're planning to buy, it could be the time! There are great homes out there that are very attractively priced & financing is available at historically low rates. Here is a snapshot of the latest statistics from the Honolulu Board of Realtors. Please call or email me for more in-depth information. For Oahu overall, we saw an 8.1% decrease in the median sales price of single family homes sold in March year-to-date: $570,000 vs $620,000 in 2008. The number of sales dropped 34.8% vs the same period in 2008. The number of sales by neighborhood varied greatly, from 26.3% more homes being sold in the Waialae-Kahala neighborhood to 57.9% fewer homes sold in Makah-Nanakuli. This is significantly below the number of days on the market for single family homes & condos for the first 2 months of 2009. Total inventory was 1901 for single family homes in March, which was very similar to the 1919 inventory level of a year ago. March's condo inventory of 2582 was almost exactly the same as 2008 (2581).

Aloha, I can't predict what the weather will be, just as I can't predict what will happen in our local real estate market over the next few months. I do know that our temperatures will eventually warm up and our skies will dry out and we'll return to normal trade wind weather. I also know, by looking at historical information about the overall Oahu real estate market, that we will return to a period when homes increase in price & inventory levels are low. If you look at market statistics on a neighborhood level, you will see a couple of areas where the number of home sales and sales prices actually went up in February. In other areas, the opposite was true. Look beyond the headlines and the overall forcast. You may find some amazing opportunities. The number of sales dropped 35.8% vs the same period in 2008. However, four neighborhoods saw increases in the median sales price: Waialae-Kahala, Aina Haina-Kuliouou, Wahiawa & Mililani. Single family homes sold last month spent a median 69 days on the market. The median number of days on the market for condos was 70. Total inventory was 1,928 for single family homes in February which was very similar to the 1,924 inventory level of a year ago. February's condo inventory of 2,507 was higher than it was last year (2,476) or last month (2,494), but still lower than it was for the last ten months of 2008.
