"Now that mortgage conditions have improved, some postponed activity should turn up in existing-home sales over the next couple of months, and I expect sales at fairly stable to slightly higher levels."

A recent article by RISMEDIA shows that the Seattle skyline may change in coming years, as the City Council endorsed raising limits on building heights. The Denny Triangle area should see the most action, but more giants such as Columbia Center are highly unlikely to appear in the city. The Seattle City Council cleared the way for sweeping changes to the downtown skyline Monday, and several developers stand ready to take advantage of new rules allowing taller condo and office towers. Projects that have been waiting for the go-ahead to go taller include two condo towers near Pike Place Market and another condo tower close to another neon-lit Seattle icon: Elephant Car Wash. Called a milestone and turning point by Councilman Peter Steinbrueck, the new zoning is expected to usher in a wave of residential towers in the next several years. It repeals height limits voters set on downtown buildings in the 1989 CAP Initiative, when residents feared runaway growth. Now, in the hopes of bringing more residents downtown and curbing sprawl, buildings will be able to soar hundreds of feet beyond those limits if developers meet certain requirements, such as contributing to a fund for low- and moderate-income housing downtown. Real-estate experts say conditions are ripe for a surge in downtown high-rises, driven largely by empty-nest baby boomers who want to live near cultural amenities. A lot of out-of-town developers are focused very deeply on Seattle and have not made moves yet because they're waiting for this zoning change, said Matthew Gardner, a local land-use consultant. Several factors put Seattle on the brink of a boom, including relatively high incomes, heavy traffic and limited land supply. Add to that the trend of baby boomers wanting to move downtown, and it bodes well for increased density and residential development, Gardner added. William Justen, a former city planner who is developing a 400-foot condo tower at 1521 Second Ave.

The National Association of Realtors said sales of existing homes rose by 2.9 percent in February to a seasonally adjusted annual rate of 5.03 million units. It marked the first sales increase since last July, but even with the gain sales were still 23.8 percent below where they were a year ago.
 

Real Estate Choices in the Bellevue Washington Area

Which do you prefer, the centrally located home on a small 4,000sq.ft. lot or a home with land 1/2 acre or more usually located further out. Lets take a look at the two; the small 4,000sq.ft. lot, it's nicely located, this usually equates to good proximity to parks, schools, shopping, medical services, and interstates and highways. The home with acreage has great features as well; privacy, tall mature trees, big yards, less crime (statistically) and room to grow your family (if you're going down that road).

Now here's some negatives to each; the small lot has these issues; no room for expansion (which adds value), storing a boat, rv or for that matter even your lawn mower. Does it bother you that when you step out into your backyard your neighbor is less then 40' away or that you can look right into someones bath or vice versa. The nice country home has some significant issues as well; every trip to the store needs to be planned, your drive to work may be 20 minutes even on the best days, if you have children they may be taking the bus to school. It really comes down to your preferences and priorities.

I'm not without my prejudices, I prefer the land, I want the privacy, I want to be able to expand or build something on my property, I'll take the the longer drive to work. I won't go to the store as often or out to eat as much, but I think that's a good thing. And the likelihood that I'll live in the same home longer is much more probable because I won't run out of space. But hey, that's me. What about you?

This project is unprecedented in its scope and presents a rare opportunity for us to make it the most exciting waterfront development on the Columbia River. We want this waterfront development to make other cities in the region turn green with envy.

The project will fulfill Vancouver's adopted master plan for the site that includes 1 million square feet of new professional office, retail and hospitality uses, 10-plus acres of new public open space, and as many as 2,500 new residential units.

The project will also provide for approximately 2,500 new permanent jobs and generate $235 million in new state and local taxes over the next 25 years, including nearly $147 million to Washington State.

It is truly awe-inspiring to consider the magnitude of this opportunity. We have a 32-acre blank canvas on the shores of the Great River of the West. For most cities, this is the stuff of impossible dreams. For Vancouver it's the real deal and for that reason we will seize this opportunity to think big and make sure we work with the developer, Gramor, to ensure the project is done right for our community.

Later this year we will begin work on essential infrastructure like roads and sewers. we have been working hard to get federal and state money to help cover those costs. In fact I want to thank Senator Craig Pridemore for his successful efforts yesterday in bringing the State of Washington on board as a partner in this project with 1 million of support for infrastructure.

Remember, this project is not just about downtown Vancouver. Its benefits will extend to all corners of the city and region.

Salt Lake is the third-best city for selling a house, says a new Forbes analysis. The Utah Association of REALTORS® has released its 2007 year-end market report, which says Utah home prices were up 11 percent from 2006 to 2007 while year-over-year sales were down nearly 19 percent. The average Utah home price in 2007 was $279,084, up from 2006's average of $251,413.

North Seattle Real Estate News

North Seattle area homes sold last month at the slowest pace for a January in 13 years but are expected to make a big turn around . The region's median sale price continued to hold up relatively well, but rose only barely less than 1 percent above a year ago. It was the smallest annual gain for the median since 2001.

A total of 2,779 new and resale houses and condos closed escrow in the Seattle-Tacoma-Bellevue metro area encompassing King, Snohomish and Pierce counties. That was down 23.4 percent from 3,627 in December and down 34.2 percent from 4,223 in January 2007, according to DataQuick Information Systems of La Jolla, Calif. The firm tracks real estate trends nationally via public property records.

No. 1 for home sellers, San Jose is considered the capital of Silicon Valley. It's a region where home prices are down 6 percent from peak prices and home sales are the lowest they've been in 10 years. The city also has one of the nation's most expensive housing market. However, compared to other large metro areas and relatively speaking, that hasn't stopped buyers. The region's high-tech industry and the flow of venture capital makes for one of the nation's best job-creation markets. These aren't small potato jobs, but high-paying high-tech jobs. Also, San Jose's temperate climate and proximity to other desired destinations in the Golden State makes it a big draw. Forbes also says San Jose is the nation's tightest housing market. It has the lowest home vacancy rate on the list.

With much of the same appeal, San Francisco is also a world-class city with a much sought-after liberal, open lifestyle. The City By The Bay has also siphoned off a chunk of the technology industry from Silicon Valley and it is often rated as one of the world's top travel destinations.
