The city of West University was developed by former Tennessee Gov. Ben Hooper in 1917. The neighborhoods proximity to Rice Institute inspired its name. About 13,000 residents live in this city that spans 1,248 residential acres and nearly 20 acres of commercial property. Due to the high demand for homes in this area - vacant home lots are difficult to find. You will find many older homes in the process of being razed and replaced with new, multi-story Georgian-style homes. West University homes range from $150,000 to the millions. |

The Obama Administration placed a moratorium on banks processing foreclosures early this year that held through the first quarter to try to stimulate the housing market. This moratorium has now expired and banks are rushing to "catch up" on months worth of delinquint accounts and begin the foreclosure process. As a result, within the next few months, we are going to see a large increase in the number of foreclosures. While this is not good news for the market, it is GREAT NEWS for those wanting to buy real estate - we are having a sale! Interest rates continue to remain low - even for jumbo loans (high priced home loans). For sellers, my recommendation is to hold off unless you absolutely have to sell.

Don't believe everything you read and hear from the media with regards to real estate - especially as it relates to the Greater Houston area. Good news doesn't sell newspapers, but below is some information that you may not be aware of. It reflects both national and local statistics: 30% of ALL HOMES are OWNED FREE AND CLEAR with no mortgage 96.7% of homes with a mortgage are not in foreclosure Of the approximately 3% homes in foreclosure, 50% of these are in CA, MI, FL, Las Vegas & Phoenix The US GDP is more than that of the next three countries combined Housing affordability is the best its been in 30 years and Interest Rates are at a 35 year low Texas was ranked #1 in the Nation for offering the best home values, Houston was the #1 City in the nation for Real Estate and we have a great economy that is growing
